Homes are visual and Instagram is a visual feed, so it's an obvious place for an agent to advertise. The catch is that several of the top guides to Instagram ads for real estate still suggest targeting by age, ZIP code or lookalike audiences. Meta's housing rules take all three away for listing ads, open houses and valuation offers. Here's what the rules actually allow, and what still brings appointments.
- Instagram real estate ads are housing ads, so they run in Meta's housing special ad category.
- That means ages 18 to 65+, every gender, no ZIP or postcode targeting, no lookalikes and no excluded areas.
- City and pin locations get an expanded radius: 15 miles in the US and Canada, 10 miles in the UK.
- With less targeting, the ad itself has to say who it's for: the area, the price band, the type of home.
- Real estate leads are cheap, about $13.74 on average. Judge them on appointments, not form fills.
Instagram real estate ads are housing ads
Meta's special ad categories cover ads that promote a housing opportunity or a related service, and Meta's own list includes listings for the sale or rental of a home, homeowners and mortgage insurance, mortgage loans, housing repairs, and home equity or appraisal services. In practice that takes in almost everything an agent advertises: a new listing, an open house, a rental, and a free home valuation offer.
The category isn't a Facebook setting that Instagram escapes. It's chosen at the campaign level in Ads Manager, and it applies wherever the ad runs, Instagram Reels, Stories and feed included. Meta also notes that US advertisers can include the equal housing opportunity logo and slogan in their ads.
What the housing category takes away
- Age and gender. Fixed at 18 to 65+, with every gender included. You can't edit either.
- Location. Country, region, state or city, but no ZIP or postal codes and no excluded areas.
- Radius. A city, address or pin gets an expanded radius: 15 miles (25 km) in the US and Canada, 10 miles (17 km) in the UK and much of Europe.
- Audiences. Advantage+ lookalike is unavailable, and so are some demographic, behavior and interest options. Excluding detailed targeting is off too.
Those limits come from Meta's audience options for housing, employment and credit ads, read on 31 October 2026. They apply to advertisers reaching the US, Canada, the UK and much of Europe, which is why advice written before them, or for other industries, sends agents in the wrong direction.
What still works
- Let the ad do the targeting. Name the neighborhood or town, the price band and the type of home in the first line and the first second of video. With broad targeting, the creative decides who stops.
- Vertical video of the actual home. A short walkthrough cut for Reels and Stories, with the price and area on screen, shows the home the way a buyer would see it on a viewing.
- Your own audiences, built in Ads Manager. Meta says custom audiences may only be available in Ads Manager, so people who visited your listings or engaged with your profile are reached from there, not from a boost in the app.
- A clear next step. Book a viewing, get the floor plan, or get a home valuation. One offer per ad, matched to whether you're after buyers or sellers.
- Fast replies. A lead who asked about a home at 9pm and hears back the next afternoon has often booked with someone else. Why Facebook leads stop answering covers the fixes.
Which offers suit Instagram
| Offer | Who it's for | What to measure |
|---|---|---|
| New listing or open house | Buyers in the area | Viewings booked |
| Home valuation | Owners thinking of selling | Valuations booked, listings signed |
| New-listing alerts | Buyers still looking | Sign-ups who book a viewing |
| Agent video: market updates, sold homes | Future sellers in your area | Profile visits, valuation requests |
Seller offers are where the money is for most agents, because one signed listing pays for a lot of advertising. They're also where Instagram's limits bite hardest, since you can't aim a valuation ad at homeowners by age or postcode. So the ad has to do the work: say the area out loud and show homes like theirs that you've sold.
What Instagram real estate ads cost
Real estate is one of the cheapest industries for Facebook and Instagram leads. In LocalIQ's 2026 benchmarks, real estate lead campaigns averaged $13.74 a lead, against $27.39 across all industries, with a 4.17% click-through rate, $1.27 a click and 9.95% of clickers becoming leads.
Cheap leads are the trap. A form that takes ten seconds to fill in attracts people who are browsing, not buying. Add a qualifying question or two, such as their timeframe or whether they need to sell first, and compare instant forms against a landing page on cost per appointment. A simple first campaign
Pick one goal
Seller valuations or buyer viewings, not both in the same campaign. They need different ads and different follow-up.
Choose the housing category
In Ads Manager, at campaign level, before you build anything else. Then set the city or pin, knowing the radius will expand.
Make three or four vertical videos
Walkthroughs or sold-home stories, each naming the area and the offer in the first seconds.
Use an instant form with one qualifying question
And route every lead to your phone or CRM the moment it arrives.
Judge it after four weeks on appointments
Not on likes, reach or cost per lead. Keep what books, replace what doesn't.
This is the approach we take for agents, brokers and letting agents in the US and UK; our real estate marketing page covers the wider plan, including Google Ads and lead follow-up.
Questions people ask
Do Instagram ads for real estate need the housing special ad category?
Yes, if the ad promotes a housing opportunity or a related service. Meta's definition covers listings for sale or rent, mortgages, home insurance, housing repairs and appraisal services, so listing ads, open house ads and home valuation offers all belong in it. You declare it when you create the campaign, and it applies to Instagram placements the same way as Facebook.
Can I target by ZIP code or postcode on Instagram real estate ads?
No. Housing ads can target a country, region, state or city, but not a ZIP or postal code, and you can't exclude areas. A city, address or pin also gets an expanded radius: 15 miles in the US and Canada, and 10 miles in the UK and much of Europe.
Can I use lookalike audiences for real estate ads?
Not inside the housing category. Meta lists Advantage+ lookalike as unavailable, along with saved audiences, audience exclusions and some interest and demographic options. Meta does note that custom audiences may still be available, but only in Meta Ads Manager.
How much do Instagram ads cost for real estate?
LocalIQ's 2026 benchmarks put the average real estate lead from Facebook and Instagram lead campaigns at $13.74, at about $1.27 a click, which is one of the lowest costs per lead of any industry. Cheap leads aren't the goal, though. The number that matters is cost per appointment or per signed listing.
Should real estate agents boost Instagram posts?
For a quick push on a listing post, a boost can do the job, but it gives you fewer options. Meta says some audience options, such as custom audiences, may only be available in Meta Ads Manager, so campaigns you want to measure belong there rather than in the Instagram app.
Instagram or Facebook for real estate ads?
Usually both, from one campaign. Instagram and Facebook ads are bought in the same Ads Manager account, and Meta can spread the budget across both. Plan vertical video for Instagram Reels and Stories, then judge each placement on cost per appointment rather than likes.
Do instant forms work for real estate leads?
They bring volume. LocalIQ's real estate lead campaigns convert at 9.95%, and cheap form fills are easy to get. Add one or two qualifying questions, such as timeframe or whether they need to sell first, and reply within minutes, or most of those leads go cold.
