Real estate website design with IDX listings
Buyers browse listings everywhere.
Give them a reason to call you.
Buyers and sellers can search homes on any portal. What brings them to an agent's own site is local knowledge, a search that works, and an easy way to ask about a home or book a valuation. We build real estate websites with IDX listings from your MLS, area pages built from what you know about the area, and enquiry forms that reach an agent straight away.
Buyer, seller
or just looking?
A buyer wants to search, save and ask about a home. A seller wants to know what their home is worth and who would sell it. Someone just browsing wants to know the area. A real estate site has to give each of them a next step that ends in a conversation with an agent.
Listings from your MLS
Property search and listing pages from your MLS's IDX feed, set up to its display rules: the listing firm and its contact details on every listing, and the data kept fresh.
Local knowledge, on the page
Neighborhood and town pages covering what buyers ask about: the homes, the commute, the amenities and what's for sale there now.
Valuations that reach you
A clear valuation or listing appointment request for sellers, short enough to finish on a phone, routed to the right agent straight away.
Enquiries that reach an agent
Every enquiry sent to the agent by email or text the moment it arrives, and recorded so you can see which listings and pages start conversations.
Your website has listings.
It doesn't start conversations.
Most agent websites we see are a logo, a listings widget and a contact page. Visitors search, look at a few homes and leave for a portal, because nothing on the site gave them a reason to talk to the agent. Here's what's usually going wrong, and what we build instead.
What's costing you clients
- A listings widget dropped onto a page with nothing around it
- IDX listings that don't show the listing firm the way your MLS requires
- Search results that go stale between feed updates
- No area pages, so the site says nothing a portal doesn't
- A seller valuation form that asks for a dozen fields
- Enquiries that sit in an inbox for hours before anyone sees them
- Neighborhood copy that drifts into who should live there
- No idea which listings or pages produce appointments
What we build instead
- Property search and listing pages styled to sit with the rest of the site, as far as your IDX provider allows
- IDX display set up to your MLS's rules, including the listing firm and its contact details
- A feed refreshed as often as your MLS requires
- Area pages built from your local knowledge
- A short valuation request that works on a phone
- Enquiries sent to an agent the moment they arrive
- Copy that describes homes and places, never the people who should live there
- Enquiries and appointments tracked by page and listing
The founders we work with.
Here's what founders say after working with us - unfiltered.
NCMborz rebuilt our site, then unleashed focused Meta and Google ads that filled coaching calendars fast. Branding, traffic, engagement, revenue - every dot now connects and we speak to ideal students. They made bold decisions feel easy with calm, data-backed reasoning.
Our old site was clunky and our ads were bleeding cash. Their team stepped in, rebuilt everything, and suddenly shoppers could buy without any fuss. They explain the numbers in plain language and always lay out the next move. First agency that's truly felt like part of our crew.
They built our Shopify store from sketch to polish, and the ads keep bringing in people who actually appreciate the product. Fast, thoughtful, no guessing games. For a brand that sweats the small stuff, having a partner who gets that is a big deal.
Six systems.
One site that starts conversations.
This is the order we build every real estate site in. The MLS rules and the lead path come first, because everything else hangs off them.
Pricing, scoped to you.
Priced on the business. A single agent's site and a brokerage with a team and several offices are different jobs, especially once IDX is involved, so we agree scope on the call and fix the price in writing. IDX feed fees, where your provider charges them, are separate.
- Fixed project price, agreed in writing before we start
- 50% to begin, balance on delivery
- Scoped to your market, team and MLS
- You own the site, the domain and the leads

Have you built websites for real estate agents before?
Not as published work: none of our case studies is a real estate business, and we won't imply one. The plan on this page is how we'd build yours, and the call is where to test it.
What is IDX?
IDX, short for Internet Data Exchange, lets MLS participants show other brokers' listings on their own websites. Your MLS supplies the data and sets the display rules, and the listings appear on your site as a property search with a page for each home.
What do MLS rules require on an IDX website?
Each MLS sets its own rules, and MLSs run by REALTOR associations follow NAR's model rules. Those require every IDX display to identify the listing firm and show the listing participant's email or phone number reasonably prominently, and the data to be refreshed at least every 12 hours. Listings that sellers have withheld from internet display stay off. We set the site up to your MLS's version.
Do we need MLS approval before IDX goes live?
Your MLS decides who can display IDX listings and how, so check its requirements first. We work through them with you and set the site up to match. How long the MLS side takes is up to your MLS.
Can we choose which listings the site shows?
Within limits. NAR's model rules let participants choose which IDX listings to display only on objective criteria, such as area, price or type of property. Your MLS's version of the rules decides the details.
What does Fair Housing law mean for our website?
In the US, the Fair Housing Act makes it unlawful to publish any housing notice, statement or advertisement that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. A website is advertising, so area pages describe homes, amenities and distances, never the kind of people who live there.
How much does a real estate website cost?
Our real estate sites start at $1,200, and most website projects we take on run $1,200-$15,000, fixed in writing. The number of agents, areas and offices decides where a site sits in that range. IDX feed fees, where your provider charges them, are paid separately.
Do you also run ads for real estate?
Yes. We run Meta and Google ads for property businesses inside the housing ad rules, which on Meta mean no ZIP code targeting, ages fixed at 18-65+ and an expanded radius around any city. The listing and area pages are what those ads send people to. You can also hire us for the website alone.
Will a new site lose our current rankings?
Not if it's planned. We record the pages that rank and bring enquiries, keep their URLs where we can, and redirect the rest page by page.
What happens on the strategy call?
Half an hour. We search your site as a buyer, request a valuation as a seller, and sketch what we'd build and a ballpark price.
Turn browsers into conversations.
30 minutes. We'll search your site the way a buyer would, request a valuation the way a seller would, and tell you what we'd change first and roughly what it would cost. Pick a time.
